Full list of Royal Family members living rent free or paying peppercorn rent revealed
There a few members of the Royal Family who are approved to pay peppercorn rent - or no rent at all.

Royals living rent-free
Princess Beatrice and Princess Eugenie do not pay any rent towards their homes at royal palaces, a new investigation has found. It has emerged that the two daughters of Andrew Mountbatten-Windsor and Sarah Ferguson, now aged 37 and 36, have their rents paid in full by their uncle, King Charles.
The sisters have residences elsewhere and are both non-working royals with full-time careers outside the Firm. Their rents were adjusted based on outdated market valuations.
National Audit Office's report found that the King is paying the rent of the late Queen Elizabeth II’s cousin, Prince Michael of Kent, and his wife, at Kensington Palace. This is despite the fact that Buckingham Palace announced that from 2010, the couple would foot the then-£120,000 yearly rent themselves.

Royals paying peppercorn rent
Andrew had also been found to be paying peppercorn rent - a very low or nominal amount of rent - on his former Windsor home, Grade-II listed Royal Lodge.
In addition, the National Audit Office's report into the Firm’s residential property arrangements found that Andrew received undisclosed income from renting out three properties on his Royal Lodge estate.
The NAO did not disclose how much income Andrew generated through these subletting arrangements - stating that such figures were private - nor did it confirm whether the properties were continuously occupied by tenants.
The former Duke of York's subletting activities concluded in April 2026.

Prince Edward and Duchess Sophie secured a 150-year lease on Bagshot Park in Surrey in 2007, before paying a £5 million premium that entitled them to peppercorn rent thereafter.
It has also been reported that, until 2020, the couple generated private income by renting out the stable complex at Bagshot Park to a third party.
