While many homeowners will consider adding an extension, a conservatory or converting a garage to create space and value, there are actually several simple, affordable ways homeowners can add value. Property experts and estate agents Tonya Barnard and Rea Hill have shared their tips to add potentially “thousands” to the value of a home.
Tonya and Rea, 35 from Chelmsford, Essex, are also known as the Property Twins and have an extensive knowledge of all aspects of property.
The sisters have their own agency agency called Victoria Louise and have now revealed their tips for adding value to a property.
First impressions
When seeing a property for the first time, the first thing a potential buyer sees is likely to stick in their minds.
An overgrown front garden, peeling paintwork and weeds could potentially put off a buyer.

Therefore, it’s important the exterior is as clean and presentable as it can be.
The Property Twins told The Sun that “first impressions count” so it’s important to ensure windows and doors are cleaned down and rubbish is tidied away.
They even suggested giving areas a lick of paint if needed.
They added: “Make sure lights are working and avoid heavy traffic times for viewings.”

One useful tip the property experts shared could add “thousands” to the asking price of a property without the homeowner having to lift a finger.
Tonya and Rea said: “Selling your home with planning permission could add thousands on to your asking price without even having to do any build work yourself.”

Gardens have become more important during the pandemic as Britons found themselves stuck in their own homes.
The majority of homeowners are now looking for more space in their homes in what has been dubbed as the “race for space”.

The Property Twins said a well-presented garden can help “achieve a higher value”.
They said: “If you can improve the look of your garden this will really help, gardens are very important now more than ever and can help achieve a higher value.”
Adding a name
Adding a name to a property, rather than just a number, can actually make a home more desirable.
Some of the most popular house names include “Orchard House”, “Rose Cottage”, “Oak Barn” and “School House”.
Famous house names include “Frogmore Cottage” - the former home of Prince Harry and Meghan Markle - and “Chequers Court”, the country house of the Prime Minister.
Tonya and Rea said house names are “very desirable” if the property is suitable.
They added: “Apply for a name as this could help add character and in return demand a higher value.”
