Wenger's contract is up at the end of the season and the report says Sanchez wants a new boss at the helm for the 2016/17 campaign.
It is said the 27-year-old thinks the Frenchman has given the club all he can and should now step aside to allow fresh blood in.
Sanchez is said to be asking for a huge wage hike, increasing his earnings from £130,000 a week to around £300,000.
The Chilean's third demand is said to be more investment into the squad as a whole.
Sanchez wants to see a competitive team built at the Emirates, focused around himself and Mesut Ozil.
The former Barcelona man has been in stunning form this season playing as a striker, scoring 13 goals and providing 10 assists.
