A property expert has revealed a simple yet effective trick that could boost your home's value by as much as £25,000 overnight – and it’s something many sellers overlook. Terry Fisher, from We Buy Any Home, says a small, strategic change can make a huge difference when it comes to selling your property.

According to Mr Fisher, the single most overlooked factor in home valuation is curb appeal - the way a property looks from the outside. He said: “Buyers make snap decisions, and the first impression is everything. By making one key upgrade, you can instantly increase the perceived value of your home, leading to higher offers and a quicker sale.”

“People often focus on interior renovations, but the truth is, buyers decide within seconds whether they’re interested,” he said. 

“A well-presented home can drive up competition and push offers much higher than expected.”

He advises transforming your exterior with some simple tweaks such as repainting your front door, upgrading outdoor lighting, cleaning pathways, and adding well-maintained plants which can completely change how a home is perceived, he says.

Estate agents agree that strong curb appeal can increase a home's value by 5 to 10% which means for a £250,000 property, that’s a potential £25,000 gain just from minor exterior improvements.

Mr Fisher explained that if buyers see peeling paint, overgrown gardens, or a shabby front door, they will subconsciously assume the rest of the house has issues. 

But, if the home looks immaculate from the outside, they will enter with a positive mindset and are more likely to make a strong offer.

If you’re looking to upgrade your house, there are a number of simple changes you can make at a small cost which will increase your home's value.

For example, you should refresh your front door with a new coat of paint which will make a good first impression on a potential buyer. You should also upgrade your lighting which will make your home look more welcoming and secure.

Another tip is to tidy up the garden - by having well-manicured lawns, potted plants, and trimmed hedges, which will show buyers the home is well cared for.
