His value will go up now to what he's actually worth
Michael Bridge
Villa are likely to reject an opening bid of around £20million for the 21-year-old but Spurs are expected to reach an agreement before the August 9 deadline.
Grealish has indicated he would like to move to north London and, if he does put pen to paper, he will be the first signing of the window.
As for any more new signings, Bridge added: "It's really dependent on who is leaving. For me, if Toby Alderweireld leaves you'd have to replace him.
"If Mousa Dembele leaves, I think Spurs are a bit weak in centre-midfield. Harry Winks has an ongoing ankle injury. Victor Wanyama has played 10 minutes of pre-season, he has a knee injury again. They are looking light."

Danny Rose nails crossbar challenge during Spurs training
"If Dembele does go, they are light there. If Danny Rose goes, they only have Ben Davies.
"I know Kyle Walker-Peters is very highly regarded at Tottenham but for me he's a right-back. I wouldn't be too keen on Rose getting sold.
"Let's stress that the club would consider offers for them. This summer there's not been any offers for Danny Rose.
"A year ago he was the No.1 left-back but he's had a few niggles and he was actually dislodged by Ben Davies. He was the second choice left-back."
