City are reportedly ready to splash £100m on Grealish, which would make him the most expensive British player in history.
The foul-drawing extraordinaire only signed his new contract at Villa Park at the start of last season.
Despite mass speculation over a potential exit amid reported interest from Manchester United, Grealish wanted to concentrate on his football and commit his future to the club.
His mentality will likely be of the same elk this summer, with his future expected to be crystal clear by the end of next week.

While a new blockbuster contract at his boyhood club will tempt him, Grealish may feel that time is right to take that step up.
He was a fan favourite throughout the European Championship and undoubtedly has the quality to improve Guardiola's champions.
Despite being set for a significant pay rise at Villa, City have the financial capability to blow their contract offer out of the water.
Grealish has been open in the past about his desire to lift trophies and play in the Champions League. He now has the opportunity. Or I should say he's earned that opportunity.
