As higher mortgage rates affect the housing market in 2023, affordability has become a crucial consideration for millions of homebuyers.

Analyzing the relationship between house prices and local salaries, a recent study by Zoopla revealed the most affordable towns in Britain to purchase a home.

Scotland overwhelmingly dominated the list of the most affordable places to buy a home in Britain, with eight out of the top ten towns located in regions such as Renfrewshire, Ayrshire, and North Lanarkshire.

Cumnock, Ayrshire, stood out as the most affordable town, requiring just over one year’s combined salary for a couple to purchase a home.

The average UK couple's joint salary is £72,632, while the average UK house price is £276,000, resulting in a national affordability ratio of 3.8 (house price divided by joint salary).

In comparison, the top affordable towns have significantly lower ratios, making them more accessible for buyers.

Top affordable towns in the UK:

1. Cumnock, Scotland

Median home value: £79,030

Affordability ratio: 1.04

A couple would need just over one year's joint salary to buy a home, making Cumnock nearly four times more affordable than the UK average.

2. Shildon, North East England

Median home value: £69,650

Affordability Ratio: 1.06

Previously the most affordable town from 2019 to 2022, Shildon remains a top choice.

3. Greenock, Scotland

Median home value: £93,790

Affordability ratio: 1.22

4. Peterlee, North East England

Median home value: £85,300

Affordability ratio: 1.30

This is one of only two towns outside Scotland on the list.
